Q.  Is it a good time to buy?
A. It is a great time to buy as prices are lower than they’ve been in very long time and rates are still at all time lows!  If your financial situation permits, I highly recommend buying today!  In many cases, the cost of renting surpasses the cost of owning your own home.

Q.  Will I qualify to buy a home?
A. If you have a job, decent credit, and at least $4,000 in the bank, you should qualify for at least a $75,000 home.  If you don’t qualify today, there is still hope!  I can set you on the right path to home ownership within 2 months even if you don’t qualify today!   Find out if you qualify right now!

Q.  If I have had a foreclosure in the past, will I qualify for a home?
A.  Yes!  In as soon as 3 years, you can qualify for a home loan as long as you have re-established your credit since the foreclosure!

Q.  Is it best to buy a HUD Home, bank-owned, or a short sale?  Or should I just stick with a private seller?
A.  Dealing with each one of these sellers in a home buying transaction has their own advantages;
1. HUD Home-a government owned home usually at 75-80% of market value.  Usually needs 10-15% of purchase price in home improvements.  Seller responds to offers within 24 hours.
2. Bank Owned- a bank-owned home is usually marketed at 75-80% of market value but in today’s market also leads to an essential auction because of a multiple offer situation that often ensues.  Bank-owned homes also usually need 10-15% of purchase price in home improvement repairs.  Seller’s responses on offers can take up to 2 weeks!
3. Short Sale- short sales are usually marketed at 80% of market value but the going price is usually 100% of current market value because the bank makes the final decision on the price after they conduct their appraisal.   Short sales usually need only about 5-10% of purchase price on repairs because the homes are usually still occupied by the sellers are in decent condition.  The problem with a short sale is that NOTHING IS DEFINATE UNTIL THE BANK HAS APPROVED THE TRANSACTION AND THIS COULD TAKE UP TO 3 MONTHS!  You may have seemingly had your offer accepted by the seller of the home but the final decision rests with the bank that the mortgage is with.
4.  Private sales- Today private owned homes are usually at 90-130% of the homes current market value because some sellers and seller’s agents are out of tune with today’s housing market.  These homes usually need the least in home repairs.  The response time on offers is usually 24-48 hours
