When is a good time to sell my home?
The best time to sell your home is usually in start of the spring season.  This is when people usually start looking more proactively for homes. 

What is my home worth?
What determines your home’s value more than anything else is what comparable homes are selling for in your neighborhood.  These are the main thing that is used is determining your home’s value; similarity (the more common features shared the better the comparable), proximity (how close is the comparable to your home, the closer the better for use in comparable sale), style (if your home is a ranch, an appraiser would use other ranches in the area), and date sold (because the market is continuously changing, appraiser’s are starting to use home sales usually within a 6 month timeframe to determine the subject property’s value)

Should I start looking for homes if I haven’t yet sold mine?
This is a very tough question but can be simplified with the right agent.  You must make sure to understand that this is a balancing act that must be very well executed.  With the right agent, this shouldn’t be too much of an issue.  My general thought is to start looking at homes and get a general idea of what’s on the market.  Then put your house for sale and gage the demand of your home.  If you do get an offer on your home, make sure to see where you stand in your house hunting venture and then properly draft your purchase agreement for the sale of your home so you are not left up the creek without a paddle too late in the home buying/selling process.

What is a short sale?
A short sale is when the bank allows you to sell your home for less then what you owe on it.

What is a title?
A title is the foundation of property ownership. It is the owner’s right to possess and use the property.

What is a title search?
A title search is a detailed examination of the historical public records concerning a property. These records include deeds, mortgages, property and name indexes and any other documents recorded that relate to the property. The purpose of the search is to verify that the Seller you are buying from has the right to transfer the property to you, and to discover any liens, claims, defects and other rights or burdens on the property.
